Job Title: Human Resources Business Partner (HRBP) – Real Estate

Role Overview
As an HR Business Partner, you will act as a strategic advisor and enable the business,
aligning people strategies with organizational goals. You will partner closely with
leadership and project teams to drive talent management, employee engagement, and
performance culture across corporate and site offices. This role requires a strong
understanding of the real estate sector’s dynamics, workforce challenges, and
compliance requirements.
Key Responsibilities
1. Strategic HR Partnership
Work closely with business leaders to understand manpower needs across
corporate, sales, and project site functions.
Align HR strategies with business goals to support expansion, project execution,
and sales growth.
Act as a trusted advisor for leadership on workforce planning, talent retention,
and succession planning.
2. Talent Acquisition & Workforce Planning
Partner with TA team to ensure timely hiring of site staff, project engineers, sales
professionals, and corporate functions.
Drive manpower forecasting in line with project timelines and sales targets.
Support employer branding initiatives to attract top talent in the real estate sector.
3. Performance Management & Capability Building
Drive annual and mid-year performance reviews, coach managers on
performance feedback.
Identify skill gaps and collaborate with L&D to design training programs for sales
effectiveness, site management, and leadership development.
Foster a culture of accountability and high performance.
4. Employee Engagement & Culture
Build strong connections with employees at both corporate offices and project
sites.
Design and implement engagement initiatives to boost morale, reduce attrition,
and enhance productivity.
Champion organizational values and culture across diverse teams.
5. Employee Relations & Compliance
Resolve employee grievances proactively and ensure fair employee relations
practices.
Ensure compliance with labor laws, RERA-related workforce guidelines, and sitelevel statutory requirements (Contract Labor, PF, ESIC, Shops & Establishments
Act).
Collaborate with legal and admin teams to ensure smooth site-level HR
operations.
6. HR Operations & Analytics
Oversee HR processes including onboarding, exits, payroll coordination, and
policy implementation.
Leverage HR analytics to provide insights on attrition, headcount, and
productivity.
Continuously review and improve HR policies to support a growing and dynamic
real estate business.
Qualifications & Skills Required
MBA/PGDM in HR or related field.
12+ years of HR experience, with at least 7 years in a business partnering role
(real estate/construction/infrastructure preferred).
Strong knowledge of labor laws and compliance relevant to real estate project
sites.
Proven experience in workforce planning, performance management, and
employee engagement.
Excellent stakeholder management, communication, and conflict resolution skills.
Ability to travel to project sites when required.
